Frequently Asked Questions
Can I bring my pet along?
Yes! Our communities are pet friendly. There is a limit of 2 pets per unit. Please contact the leasing office for further clarification on breed restrictions, pet deposits, non-refundable pet fees, and pet rents.
Do you require renter’s insurance?
Yes. Like most other communities, we require residents to own a Renter’s Insurance Policy to cover potential incidents. The policy must have a minimum of $100,000 in personal liability and the owners of the building must also be listed as an Additional Interested Party.
Renter’s Insurance is often available through insurance companies specializing in renter’s liability policies, or through your automobile insurance company. Most insurance carriers are accepted. However, we encourage you to confirm your carrier and minimum coverage requirements with our office before enrolling. All of our residents are pre-approved for coverage with our master policy for an additional $17 per month, but please note that the master policy does not cover resident’s personal items.
If you are the Primary Applicant, you will have the opportunity to email an invitation to any co-applicants so they can fill out their portion of the application, upload any documents and pay their own Application Fees. Minors must also be listed, but they will not be included in the screening or charged for application fees. All adult co-applicants must have a unique email address in order to complete the online application. You may not share email addresses.
When do I need to pay the application fee? When will my co-applicant pay their application fee?
After filling out the application, you will be prompted to pay the non-refundable application fee on page 5 of the application. ALL APPLICANTS must complete the application and submit all application fees before we are able to process the application for screening.
What documents do I need for my online application?
You will need to upload a government issued photo ID and 3 months of proof of income. All income will be verified by our leasing team before processing your application. If you have any questions on income qualifications, please contact our leasing office.
What do you look for during the screening process?
Our screening is handled by a third party company. They screen credit for any late payments, delinquencies, and/or negative inquiries.
Do you allow smoking at your community?
We are a non-smoking facility. This includes inside your unit, and throughout the entire apartment complex.
Unfortunately, something came up and I can no longer move in? What happens to my application?
We are sad that you no longer will be able to live in our community, but we understand things happen. All application fees are non-refundable. If you have already been approved and you have paid your security deposit, there will be a cancellation fee associated for the convenience of keeping the unit off the market for you.
What's included in my monthly rent?
The monthly rent shown here does not include utility fees, pet rent, renter's insurance fees, additional parking fees or other standard monthly fees that may apply. Please contact the office for more information specific to your community.
How do I reserve my apartment?
You can always check our availability on our website. To hold an apartment, you and your co-applicants must complete and submit the online application with all applicable fees.
Can I choose a specific lease term?
Of course! The pricing shown below is the starting rate, and the corresponding lease term (typically 10-13 months) may vary. If you are interested in a specific lease term or a shorter lease term, please contact our office prior to starting your application. Most communities have 2-15 month lease term options available.
Will I receive notifications on my application's status?
Yes. You should receive email notifications to confirm your registration and successful application submission. Please add "[email protected]" to your contact list as a safe sender. Once all application information and fees are submitted, a screening by an outside company will be used. Our office will notify you as soon as we have received the results, or if we need more information to proceed.
Do you have any income based affordable units?
If you are interested in our income based affordable units, please contact our office at 833-856-9744. There is a limited amount of available units and the leasing office will have the most up to date information.
For me, The Perch is a very convenient place to live. Close to Downtown, Glendale and Pasadena, I never am far from where I have to be.- Arthur B (Google)
I've been living here for over 2 months and love it so far! The new management has been amazing and completely turned this place around. Nadene is responsive and so attentive to the resident's needs. I love that there's a coffee shop right on the ground floor and the neighborhood/community is very friendly. Highly recommend!- Yaying Chen (Google)
